Independent assessment of Development Applications

The following is a list of Development Applications independently assessed by Urban Perspectives on behalf of various Councils:

  • Section 96 modification to approved mixed use building by a slab penetration to accommodate mechanical ventilation duct, aluminium louvre enclosure to screen rooftop duct and fan for a cafe at 12 park Street, Peakhurst (MOD 2015/0043)

  • Preparation of various REFs for Priority Sewerage Program Alliance. PSP Alliance was $500 million program to sewer existing urban areas within Sydney Water’s Service Area

Reclassification and Rezoning Public Land

Council must classify all ‘Public land’ vested in, or under its control, as either ‘Community’ or ‘Operational’ land.  The reclassification of land from ‘Community’ to ‘Operational’ requires Council to arrange a public hearing (see below).  Urban Perspectives can assist with the preparation of proposals for the rezoning / reclassification of land, manage the process and necessary studies in support of the proposal.

Section 57 Public Hearing

A council must arrange a public hearing under section 57 of the Environmental Planning and Assessment Act 1979 to reclassify community land as operational land.  Urban Perspectives are expert at setting up and conducting public hearings.  Many of its employees and sub-contractors previously worked for the NSW Commission of Inquiry for Environment and Planning and Planning Assessment Commission.  Urban Perspectives can apply their expertise with the set-up and management of section 57 public hearings and providing Council’s with an independent report.
