The marina, established in 1999, occupied approximately 11,640 square meters of land at James Craig Road, with nearby residential areas located about 200-250 meters away. The approved proposal included the construction of two new buildings for marina operations, flexible commercial spaces, and a four-level car park, along with amenities such as cafes, restaurants, and a marine-based club.
The development application was evaluated against environmental criteria and relevant planning regulations, noting minor non-compliances with the Rozelle and Blackwattle Bays Maritime Precincts Master Plan. Despite these, the proposal aligned with the overall objectives of the plan and was deemed suitable, particularly regarding traffic impact, which was expected to remain at satisfactory levels. Soil and groundwater assessments indicated minimal contamination, with no significant environmental hazards identified that would preclude development.
Furthermore, the proposal incorporated sustainable practices, such as managing water quality, recycling demolition materials, and adhering to air quality regulations. The development was anticipated to enhance local employment, improve the area’s visual and social amenity, and would not negatively impact local heritage or ecological resources. Overall, the assessment concluded that there were no planning or environmental issues that would prevent the Minister from granting approval for the development.
